If you own a boat or an RV in Bullhead City, there are three places to keep it: at home, if the lot and the rules for your address allow it; in an outdoor or covered storage space; or in an enclosed storage condo, like the units at Toy Shack Storage at Laughlin Ranch. Which one works depends on the size of the rig and how often you take it out.

Key Takeaways
– Inside Bullhead City, whether a boat or RV can sit in the front yard depends on whether the subdivision was recorded before or after January 1, 1997.
– City code bars leaving a boat, RV or trailer on a street for more than 48 hours.
– Measure the whole rig, trailer tongue and height included, before you choose any space.
– Storage condos at Laughlin Ranch have automatic 14-foot doors, and pull-throughs run up to 85 feet deep.
Can you keep a boat or RV at home in Bullhead City?
It depends on the address. Inside the city, the zoning code sets the rules for single-family lots by when the subdivision was recorded. Homes under Mohave County’s zoning follow the county’s rules instead, and an HOA can add limits of its own either way.
Inside Bullhead City
Under section 17.44.050 of the Bullhead City Code, the line falls on January 1, 1997:
- In subdivisions recorded before January 1, 1997, boats, RVs and trailers may be parked in any yard, as long as they don’t block the view of the street from the front-yard setbacks of the properties next door.
- In subdivisions recorded after January 1, 1997, they may not be parked in the required front yard, or in the required street-side yard of a corner lot.
In the R1L, R1FB and R1MH single-family zones, the code’s setback table puts the front yard at 20 feet and the street-side yard at 10 feet, unless the original subdivision approval set smaller setbacks. Whether a spot on the driveway falls inside the required front yard depends on the lot, so check with the city’s Development Services Department for the address.
The city’s single-family zoning guide also says to check each property’s deed restrictions, which may be stricter than zoning.
Under Mohave County zoning
Mohave County’s zoning ordinance lets an unoccupied RV be parked on a lot that has a house on it, with all utilities disconnected. A garage or storage shed on its own doesn’t count as the house. The RV may be plugged into power only to protect it from extreme heat or freezing.
Two points are worth confirming with the county’s planning and zoning office for the specific address. One is whether an RV kept at the home needs a temporary zoning permit. The other is whether a parked boat or RV counts toward the county’s limits on outdoor storage, which start at 200 square feet on residential lots of half an acre or less.
In an HOA
If the home is in an HOA, read the CC&Rs for that address before you write an offer. Look for rules on boats, RVs and trailers in the driveway, beside the house and on the street.
What should you check before you buy a home with a boat or RV?
Start with the rules, then measure. Local builders have only recently started building homes with RV garages or garages deep enough for boats and RVs, so look closely at the garage on any home you’re considering.
- Whether the address is under city or county zoning, and for a home in the city, whether the subdivision was recorded before or after January 1, 1997.
- The CC&Rs and any deed restrictions, for anything on boats, RVs and trailers.
- The garage depth, and the height and width of the door, against your rig.
- Whether there’s a side gate wide enough to reach a pad beside the house.
- The driveway angle and the width of the street you’ll back in from.

What about an outdoor or covered storage space?
An outdoor space is a parking spot in a storage lot, and a covered space adds a roof over it. Either one gets the rig off your driveway and off the street.
Neither one closes it in. The boat or RV stays out in the heat and dust, along with any gear you keep with it. NOAA’s 1991-2020 U.S. Climate Normals put the average July high at its Bullhead City weather station at 110.7°F. Ask how the lot is secured and when you can get in.
What does an enclosed storage condo add?
A storage condo is an enclosed, garage-style unit that you can lease or buy. At Toy Shack Storage at Laughlin Ranch, units have automatic 14-foot overhead doors, overhead lights and 20-amp power. Pull-through units run up to 85 feet deep for large RVs and trailers.
The facility is set up for boats and RVs:
- A boat and RV wash bay
- An RV dump station
- Wide concrete drive lanes
- Community restrooms with showers
- 24/7 access, with keyless entry to the gate and your garage from a phone app
- A lit facility with cameras

On Toy Shack Storage’s October 1, 2026 price list, a 14 x 40 unit leased for $462 a month and a 14 x 45 for $520. Units for sale ran from $76,000 for a 14 x 40 to $242,000 for an 18.5 x 75 pull-through. List prices don’t include the HOA, taxes or electrical service fees. For owners, the HOA is $500 a year, and it covers the wash bay, an RV clean-out, trash and a restroom that’s cleaned every other day.

How do you measure a boat or RV for a storage condo?
Measure the whole rig, not just the boat or the coach. Two things are easy to miss: the trailer tongue, which adds to the length, and the height on the trailer, which has to clear the door. Count anything that sticks up, like a tower or an antenna.
Then compare those numbers with the unit. Check the depth for length, the width for the rig plus room to walk around it, and the 14-foot door for height. On the October 1 list, 14 x 40 and 14 x 45 units were open for lease. Units for sale came in 14 x 40, 14 x 45, 14 x 50, 15 x 50, 18 x 55 and 22 x 50, plus 14 x 85 and 18.5 x 75 pull-throughs for long rigs. The full size table is on our storage condos page.
Frequently Asked Questions
Can you park a boat or RV on the street in Bullhead City?
Not for long. Section 10.12.060 of the city code makes it unlawful to park a recreational vehicle, trailer or boat on any street for more than 48 hours. Past that, the rig needs a spot on your lot that the rules allow, or a storage space.
Can you live in an RV parked at your house?
Only for short stays. Inside Bullhead City, section 17.06.310 allows sleeping in a parked RV outside an RV park only at a private residence, by the owner or guests, for up to 14 days a calendar year. Under Mohave County zoning, it’s 14 days in a row and 30 days a year without a special permit, in zones that allow RVs.
Can you keep more than one vehicle in a storage condo?
Yes, depending on the unit. Toy Shack Storage says many of its units are large enough for more than one vehicle, boat or piece of equipment, depending on the unit’s size and layout. Measure everything you plan to store together, and ask the team which units fit.
Can you lease a storage condo instead of buying one?
Yes. At Laughlin Ranch, 12-month leases are available, and the October 1, 2026 list had 14 x 40 units at $462 a month and 14 x 45 units at $520. Prices and availability change, so ask the team for the current list.
Can you get to your boat or RV at any hour?
Yes. At Toy Shack Storage at Laughlin Ranch, owners and tenants have 24/7 access. The gate and your garage open from a phone app, so you can leave for the river as early as you like.
