August 2026 is the newest closed month on record. Across the Momentum MLS service area, the median single-family sale price was $288,500 in August, down 3.8 percent from August 2025, on 202 closings and 4.3 months of supply. Kingman held at $269,393 while Bullhead City slipped to $294,995. Land is a different market altogether, at 21.7 months of supply against 4.3 for houses.
Every figure below carries a named source and a date, and the community numbers come from Momentum MLS, whose coverage takes in Kingman, Bullhead City and the Colorado River communities along with Laughlin, Nevada and Needles, California. That means its service-area totals are not county-only figures, and its Lake Havasu City figures rest on very few sales, for reasons explained below. In a couple of spots the data does not support a clean answer, and we say so instead of smoothing it over.
Key Takeaways
– The median single-family sale price across the Momentum MLS service area was $288,500 in August 2026, down 3.8% year over year (Momentum MLS, data updated 09/20/26).
– Homes are running roughly 4 months of supply. Land is running 21.7 months.
– Median days on market is 66 in Bullhead City against 40 in Kingman.
– The 30-year fixed averaged 6.95% the week of September 17, 2026, up from 6.26% a year earlier (Freddie Mac).
What do the August 2026 numbers say about Mohave County?
Momentum MLS reported a $288,500 median single-family sale price for August 2026 across its service area, off 3.8 percent from August 2025 and off 9.6 percent from July, on 202 closings and 871 active listings (Momentum MLS, Market Review, data updated 09/20/26). The market is still trading, just at a slower clip: closings were up 2.5 percent year over year while the median price fell 3.8 percent and median days on market rose 50.0 percent (Momentum MLS, data updated 09/20/26).
Months of supply is the most useful single measure of who holds the leverage, and it sat at 4.3 for houses. That is close to balanced, and neither side is holding much of an edge. On average, sold homes received 97.9 percent of their list price, so houses are still clearing close to ask when the asking price tracks the recent comps.

How is Bullhead City holding up?
Bullhead City posted a $294,995 median in August 2026, down 6.6 percent from August 2025 and down 13.2 percent from July, on 62 closings (Momentum MLS, data updated 09/20/26). Days on market rose 123.7 percent year over year to 66 days, and active inventory rose 27.2 percent.
Those two numbers move together. Inventory climbed more than a quarter in a year while closings rose 26.5 percent, so the houses are still selling (Momentum MLS, data updated 09/20/26). The seller just waits longer to get there.
If you are weighing Bullhead City against the communities immediately south of it, our Fort Mohave and Bullhead City comparison walks through the differences in lot sizes, utilities and HOA exposure that show up in these price gaps.
Why is Kingman the tightest of these four markets?
Kingman’s median was $269,393 in August 2026, essentially flat at down 0.4 percent from a year earlier, on the tightest months supply of the four communities in the table above at 3.1 (Momentum MLS, data updated 09/20/26). It also had the shortest median days on market of those four at 40, against 66 in Bullhead City and 54 in Fort Mohave.
Kingman is the one of those four where active inventory fell year over year, down 8.5 percent, while new listings dropped 16.8 percent. Fewer sellers came to market, and prices held roughly flat. Kingman sellers received 98.1 percent of list on average, above the 97.9 percent service-area average.
Kingman and Bullhead City are not the same market this fall. A Kingman seller is negotiating from 3.1 months of supply. A Bullhead City seller is negotiating from 4.1 months, against inventory that grew by more than a quarter over the year. That is a real difference in leverage, and pricing should reflect it even though both towns sit in one county. If you want a read on your own address, start with our Kingman home value walkthrough.
What about Fort Mohave and Mohave Valley?
Fort Mohave was the only one of the four communities in the table above with a rising median in August 2026, at $365,000, up 6.9 percent year over year and up 3.3 percent from July, on 23 closings (Momentum MLS, data updated 09/20/26). It ran 54 median days on market, and among those four it had the steepest drop in new listings, down 29.7 percent.
Mohave Valley ran $349,000, down 12.8 percent from August 2025, on 9 closings. At that volume, one unusual sale moves the median several percent, so treat the Mohave Valley figure as directional rather than precise. That is true of any community closing single-digit numbers in a month, and it is the main reason this report leads with Kingman and Bullhead City, which closed 100 and 62.
Why is Lake Havasu City not in the table?
Because Momentum MLS recorded a single Lake Havasu City single-family closing in all of August 2026, far too few for a meaningful median. Momentum is the data exchange of the Kingman/Golden Valley Association of REALTORS® and the Bullhead City/Mohave Valley Association of REALTORS® (Momentum MLS). Lake Havasu City has its own REALTOR® association, which runs its own MLS, so Momentum’s Lake Havasu count is not the whole market. That one sale reflects how coverage is split, and says nothing about what that market is doing.
Any “Mohave County median price” that folds Lake Havasu City into one countywide number is quietly mixing two separate data sources. For Lake Havasu resale statistics, go to the Lake Havasu Association of REALTORS® directly rather than reading them off a number built here. What we can report for Lake Havasu City from a federal source is new construction, and that is covered below. Our Lake Havasu City relocation guide covers the ground-level differences between that market and the river cities.
What is happening with land, and why does it look nothing like houses?
Land in the Momentum MLS service area carried 21.7 months of supply in August 2026 against 4.3 months for houses, on 2,255 active parcels and 104 closings (Momentum MLS, data updated 09/20/26). Median land price was $24,250, up 21.3 percent year over year, and sellers received 89.9 percent of list rather than the 97.9 percent houses commanded.
Those are two different markets side by side. Houses are near balanced, while land is deep in buyer territory, and the 89.9 percent list-to-sale ratio shows it: on average, land sellers came off the asking price by about a tenth.
| August 2026, land | Median price | vs Aug 2025 | Closings | Active parcels | Months supply |
|---|---|---|---|---|---|
| Momentum MLS service area | $24,250 | +21.3% | 104 | 2,255 | 21.7 |
| Fort Mohave | $65,000 | -3.6% | 3 | 99 | 33.0 |
| Bullhead City | $40,000 | -32.2% | 13 | 226 | 17.4 |
| Kingman | $25,000 | +26.6% | 27 | 572 | 21.2 |
| Golden Valley | $20,500 | +105.0% | 25 | 486 | 19.4 |

Land medians move for different reasons than house medians do, so read that table carefully. Golden Valley’s median doubling year over year does not mean Golden Valley dirt doubled in value. Momentum’s median sold price per acre for Golden Valley rose 190.5 percent over the same stretch while the median sale price rose 105.0 percent (Momentum MLS, data updated 09/20/26). Those two moving apart tells you the parcels that closed in August were a different set from the ones that closed a year earlier, not that any one parcel is worth twice what it was. On 25 closings out of 486 active parcels, the mix drives the number.
For a buyer that means time and room to negotiate. For a land seller sitting in 21.7 months of supply, price and access are what move a parcel. Before you make an offer on acreage, work through the due diligence in our guide to buying acreage in Mohave County and the well and septic requirements for desert land.
Is anyone still building in Mohave County?
Yes, though it splits by jurisdiction. Through July 2026, the U.S. Census Bureau’s Building Permits Survey recorded 203 single-family units authorized in Bullhead City and 103 in Kingman, against 125 and 79 for the same January-through-July window in 2025. The Census file estimates one of those 2025 months for Kingman. Lake Havasu City went the other way, with 82 units authorized through July 2026 against 136 a year earlier (U.S. Census Bureau, Building Permits Survey, county and place files through July 2026).
The unincorporated county is the outlier, and we want to flag it carefully. The same survey records 37 single-family units authorized in unincorporated Mohave County through July 2026 against 953 in the same window of 2025 and 956 in 2024. The survey marks all seven months as reported for the unincorporated area in 2026, so the drop is not a case of months missing from this year’s count. The 2025 figure, by contrast, includes one month the Census Bureau estimated. A swing that large in one reporting jurisdiction is still worth confirming with Mohave County Development Services before anyone plans a build or a land purchase around it. Until someone there confirms the figure, we are treating it as an open question.
In the permit data, Bullhead City and Kingman both authorized more single-family units than in the same months of 2025, while Lake Havasu City authorized fewer. If you are pricing a build, our cost to build a house in Kingman breakdown explains which line items are quotes and which are fixed, and our manufactured home placement guide covers the separate permitting track for that path.
For context on the base the county is building from, the Census Bureau estimates 228,102 residents and 126,847 housing units in Mohave County as of July 1, 2025, with 1,817 housing units authorized by building permits in calendar 2025 (U.S. Census Bureau, Vintage 2025 population and housing unit estimates, and Building Permits Survey).
What are mortgage rates doing this fall?
The 30-year fixed-rate mortgage averaged 6.95 percent the week of September 17, 2026, up from 6.76 percent the prior week and up from 6.26 percent a year earlier (Freddie Mac, Primary Mortgage Market Survey). The 15-year fixed averaged 6.26 percent, against 5.41 percent a year earlier.
That year-over-year increase is part of the backdrop for service-area medians drifting down while closings held up. A buyer working from the same monthly payment budget as last September qualifies for less house this September.
Freddie Mac’s survey is a national average of rates offered, not a quote. Your rate depends on credit, down payment, loan type and lender. If you are using VA entitlement, our VA loan guide for Kingman and Bullhead City walks through the difference.
What should you do with this if you are buying or selling?
If you are selling a house, price to the last 60 days. Momentum MLS shows sold homes received 97.9 percent of list price on average across its service area in August 2026, so houses are still clearing close to ask. In a 4.3-month market, the asking price is what decides whether yours is one of them. Our best time to sell in Mohave County piece covers the seasonal side of that decision.
If you are buying a house, expect to move faster in Kingman at 3.1 months of supply than in Fort Mohave at 5.3. Budget your patience by community rather than by county.
If you are buying land, there are far more sellers than buyers. The 21.7 months of supply and the 89.9 percent list price received give you real room to work. Spend some of it on due diligence rather than all of it on price: access, utilities, water, zoning and septic feasibility decide whether a low-priced parcel is a good buy. Our best areas to buy land near Kingman guide is the place to start.
Frequently asked questions
What is the median home price in Mohave County right now?
The median single-family sale price across the Momentum MLS service area was $288,500 in August 2026, the newest closed month reported, down 3.8 percent from August 2025 (Momentum MLS, data updated 09/20/26). Lake Havasu City has its own REALTOR® association, and Momentum’s figures reflect very few Lake Havasu sales.
Is Mohave County a buyer’s market or a seller’s market in fall 2026?
For houses it is close to balanced, at 4.3 months of supply across the Momentum MLS service area in August 2026, running 3.1 months in Kingman and 5.3 in Fort Mohave. For land it is firmly a buyer’s market at 21.7 months of supply and 89.9 percent of list price received (Momentum MLS, data updated 09/20/26).
How long does it take a house to go under contract in Mohave County?
Median days on market was 45 across the Momentum MLS service area in August 2026. By community, that was 40 days in Kingman, 66 in Bullhead City, 54 in Fort Mohave and 70 in Mohave Valley (Momentum MLS, data updated 09/20/26). Momentum counts days on market from the list date to the contract date. Days on market rose year over year in every one of those communities.
Are new homes still being permitted in Mohave County?
In the cities, yes. Through July 2026 the Census Bureau recorded 203 single-family units authorized in Bullhead City and 103 in Kingman, both above the same period of 2025. Lake Havasu City fell to 82 from 136. Unincorporated county permits dropped sharply in the same data and should be confirmed with Mohave County Development Services.
Why do land prices look like they jumped when the market is slow?
Land medians in a small monthly sample reflect which parcels closed, not what any given parcel is worth. Golden Valley’s August 2026 median rose 105 percent year over year on 25 closings out of 486 active listings (Momentum MLS). Size, access and utility service in the closing mix move that number far more than underlying value does.
Where this leaves the fall
August 2026 leaves this market trading at two speeds. Houses are near balance, tighter in Kingman and looser in the river communities, with prices drifting down a few percent under a mortgage rate higher than a year ago. Land has the opposite problem: deep inventory and sellers who have been waiting a while, which puts a patient buyer in a strong position.
Momentum MLS says its market stats are updated by the 10th of every month, so the September figures should be posted by October 10.
The Hassell Team, with Keller Williams Arizona Living Realty, works out of two offices, one in Kingman at 2800 Hualapai Mountain Rd Suite G and one in Bullhead City at 3790 Highway 95, with more than 20 years in Mohave County behind the team. If you want these numbers run against your specific address, parcel or price range, get in touch and we will pull the comps.
